    Pass * Steep...to Ft Garland ...About 2 Hrs or less from Raton...It is by far less steep from Taos area of you come up thru Santa Fe. San Luis on BORDER of NM is 16 miles from Cty Rd 19.5 turn off of 159...
    Alamosa is about 1 HR away. Taos about 1&1/2 hours....roads
    are good.Off i25 S. Take 160 from Walsenberg to Ft. Garland then South on 159 to County Rd 19.5 . Take a left and go two blocks to Rita Seco Rd to Juarez Rd(right)& continue to Forbes.
    Follow Forbes about 3 to 5 miles or more just past Phillips Rd and Moose Rd on the Right.This Parcel extends part way from Phillips to Phillips . There is another way to get there that knocks off ten minutes from the city of Ft. Garland. You can pull this up on GPS...A nice drive but seems rougher going up than it does going down...It is at least 30 mins to the Property either way. All roads leaving 159 are dirt Roads. If you build you will be hidden from the road with beautiful peaceful views and lots of wildlife. Steep for the most part but with great western views.     Spruce trees are 75 ft at least...I will entertain all offers similar to asking with High offer prevails. Get it while prices in this area are cheap!! BBQ and Pizza and Mexican Food in town. 3 1/2 hours to Denver. Forbes is the main Road in this area. Climate is Cold at night and 70-ish daytime in the summer. Accessible.Private. Hidden. Note: some roads were washed out from a flood there this last summer!! There was a 3 1/2 foot snow  storm there also in May 2021. I advise you not to go where it appears steep Or rough unless you have a tough 4 wheel drive. If you are pulling a trailer you can avoid inclines by going  thru La Junta thru Pueblo... and over toward Canon City and down. Ck the map. As I recall it is 18 hrs from Dallas and 23  hrs from Houston. There are two reservoirs with free  dry camping & fishing in the area.
