    The area has recreational opportunities including hunting, fishing, and hiking.  Elk, Deer, and Antelope and other big game hunting is common in the area.  Fishing can be found on local reservoirs including
    Eastdale Reservoir, Sanchez Reservoir, Smith Reservoir, and Mountain Home Reservoir
    .  In addition to the reservoirs, the Rio Grande River runs north to south along the western border of the county and is only about 15 miles from this property.  The San Luis Valley lies between 2 mountain ranges, the

    In addition to local opportunities, Taos, New Mexico, which has additional recreational opportunities including a ski resort, is only about 1.5 hours from this property.
    The Nearby Cities:
    The towns of Blanca and Fort Garland are only about 10-15 miles northeast of this property where you can purchase basic necessities with a hardware store, gas station, hotel, and a couple restaurants. The town of  San Luis, which is the county seat of Costilla County, is about 20 miles Southeast and has a Dollar General, some restaurants, gas stations, hotel, and government offices.  Alamosa is a larger regional city about 25 miles away and has more options.  These include a WalMart, a larger selection of shops and restaurants and hotels, a college, and hospital, and an airport with daily connecting flights to Denver.

    The FAQ’s:
    Is Camping Allowed?
    You can camp short term without a permit: 14 days every 3 months, or you may camp up to 180 days, with a permit, if you install a septic tank and have a water source.
    Building Restrictions?
    Check with county for specific requirements, but basic requirements for building a home are minimum 600 square feet.  Mobile/Manufactured Homes are allowed if manufactured after 1976.  Must have water source & septic to live on the property.
    Utilities?
    Most properties in this area do not have any external utilities.  Electricity is usually accomplished with Solar technology.  300+ days of sunshine a year make this a great option.  Water here would be by a well or a holding tank. Wells are typically 80-120 feet deep.  Sewer would be a standard septic system, or other alternative waste system approved by the state/county.
    Are there liens on the property?
    There are no liens on the property.  We purchased the property from the county directly (see picture of the actual deed).  The county foreclosed on the property due to unpaid taxes.  This foreclosure process wipes out any previous liens on the property.  Ownership will be transferred to the new owners via a Special Warranty Deed recorded with the county.
    How to complete the closing after the auction?
    After the close of the auction we will be in contact with you through EBAY messaging to arrange full payment.  We currently accept Venmo, Zelle, Facebook Payments, cashier’s check, ACH bank Transfer, and bank wire.  Venmo, Zelle, and Facebook usually have daily limits but we can figure out a solution.  We will ask you to send us the exact name you want on the deed as ownership for the property.  We also need a mailing address for future tax statements to be sent, and your email address.  We will use this info to draft the documents needed to transfer the property into your name.  We will take care of recording the deed with the county.  The county will then mail you the original recorded deed in a few weeks.
