    Description

    This 5 acre parcel is located approximately 10 miles from Holbrook, AZ in Navajo County via I-40.  I bought this land with the intentions of keeping it to set up a rural home site with good long term investment potential!  However, my plans have changed as I have decided to stay up in Washington State.  This property is a nice rectangular property measuring roughly 660' x 330'.  It is legally accessed by well maintained roads!  It is only a couple of miles from the I-40 interstate!  The roads are paved except for the last maybe 1/4 of a mile. You do not need a four wheel drive vehicle to get to it!  The soil is more of a dirt than the traditional rocky desert gravel.  Another plus is that there is power in the Sun Valley community!  This property is about 750' +/- from established power lines.  So, the cost of connecting to power would be much lower than trying to run miles of lines!  I checked out many parcels before buying this to make sure I could actually get to it easily!  Many land parcels for sale in Arizona do not have legal access or established roads to them!  Also, this property actually has an address with the county recorded!  You can Google the address!  Most vacant land is too remote and inaccessible for the county to give it an address!  Furthermore, I am the person who took the photos and I have actually walked this land!  I am not some LLC that buys this land from somewhere on the East Coast and has never seen it!
    I am not going to try and "Sell You A Bill Of Good" as to how wonderful this area is and all the things near by!  A simple search of Navajo County Tourist Attractions will allow you to see what is in the area.  What I liked about this land is that it was not in a town, but still accessible and reasonably close to a town, flat land that could all be used if desired - no big rock, cliffs, steep sides, gullies, ravines, etc AND has wonderful territorial views!  Obviously, if you are looking at this listing you probably have an idea of what it is.  This area a is zoned A-General by the county which means 1 acre minimum to build on as far as I know.  Many of the land parcels are RU20 zoning which would require a total of 20 acres to build on!  However, please check with the county before purchasing to verify this on your own.  There is some development happening in Sun Valley area by individuals who are building year round houses!  If you are in the area and want to go check it out in person, I can give you detailed directions on how to get to it.
    Also, since I am not an LLC selling real estate, I really am not interested in doing monthly payments!  I may work with someone depending on the details as far as if they wanted to make a couple of payments.  Basically, once payment in full has been received, I will send the deed to the county with the recording fee and the new owner's details.  The county would then send you the new deed to the property in your name.
